Has been a residential real estate appraiser since 1990. Has been an a active licensed Illinois Certified Residential Appraiser since 1995. Has had an active Real Estate Brokers license since 1971. Was a remodeling contractor and a home inspector prior to becoming an appraiser.
Jack has an Associated Degree in Transportation Management which got him a job(s) 1st with Look Magazine and then Old Spice in the traffic departments after his military service as a paratrooper in the 101st Airborne Division, where as a clerk typist he had to jump out of airplane(s) with his typewriter, and yes a parachute.
Has been a coach for "T" ball, baseball, bitty basketball, and pop warner football for his
two grandchildren boy/girl twins.
Is a health nut, does not smoke, eats right, and works out 3-4 days a week. Plans to retire at 90 and live until he is at least 110 or longer.

All appraisals reports have a 2 year market value history, and also the last 6 month value history. All reports have the MLS value range(s) of active, pending and closed sales. All report have the market median and average dollar values. The dollar and percentage values for said time periods.
Example; The Subject is a single family 1 story brick, 3 bedroom, 2 baths, full finished basement, 2 car garage, age 20 years, in map coordinates W= 12, N=3
The first value would be for all of the Single Family units in the market, ie number of sales, ranges for the past year, the median value, the average value, and the dom (days on market). 2nd value range is for the prior year, also the number of sales, value range, median value, average value, dom. Then compared the median and average value for the past 2 year. There will be a increase and/or decrease in value by numbers and percentage.
The second value range could be for all the 1 story brick , and/or 3 bedroom, 2 bath. The third value range could be, 1 story brick, 3 bedroom, 2 bath, finished basement, 2 car garage. The fourth value range could be for 1 story brick, 3 bedroom, 2 bath, finished basement, 2 car garage, in map coordinates.
I keep braking down the value ranges based on the data for the subject. Each value break down also has the "most" number of sales value range by numbers and percent of sales.
The last value break down is for the residential market in the past 2 years, and past 6 months, ie; single family, attached, and 2-4 units. This data will tell me if the market values are increasing, decreasing, and/or stable
When I finished the appraisal report the numbers will tell me market value for the subject property.
